Job description
Our client, based in Middlesex, is currently recruiting for a Voids Surveyor on a 3- 6-month temporary contract.
The position is due to start immediately on a full-time basis. The hourly rate is negotiable based on experience for this position.
The ideal candidate will have experience working within social housing, hold a relevant NVQ Level 2 or equivalent and have their own vehicle with a full UK Driving License.
Duties will include (but are not limited to):
Ensuring void properties are inspected promptly and necessary works are efficiently recorded and actioned
Dealing with a backlog of 150 void properties while overseeing the management of 25 void properties a month
Communicating effectively across departments in order to identify key dates for handover and to ensure any needs of incoming customers are met, in-line with appropriate lettings standards
Ensuring all compliance associated documents (Gas Safety Certificate, Electrical Safety Certificate, Asbestos Survey and EPC) are included in the pack and uploaded onto asset management database upon completion of works
Carrying out full stock condition surveys (SCS) to occupied properties, void properties and communal areas
Undertaking Housing Health, Safety Rating System (HHSRS) surveys, either as part of a stock condition survey or HHSRS specific survey, to occupied properties, void properties and communal areas
Carrying out day to day inspections in collaboration with responsive team
Experience required:
Well versed in managing and coordinating contractors and managing works to high standards and on time
Experience of working in social housing
Skills, knowledge and expertise required:
Communicating with a broad range of internal and external stakeholders
Producing accurate figure-work and data processing and reporting skills
Assuming responsibility for budget monitoring and have and awareness of value for money
Proficiently using IT systems and handheld technology to write reports and draw specifications
Assessing appropriate courses of action in ensuring customer and property safety
Communicating effectively, verbally and in writing, with technical and non-technical people
Demonstrating an understanding of good practice with regards to the procurement of building/maintenance works
Advising and providing up to date knowledge of current building regulations and building standards.
Being fully conversant with Health & Safety (including CDM), Building Safety Compliance legislation and Building Regulations and good practice
